Understanding how to manage one&#8217;s time can contribute mightily to the success of personal and professional lives. However, as with any other asset, it may be wasted if it&#8217;s not valued. Importance of time management concept in present competitive world made time a subject that needs judicious management for sweet and positive results in varied aspects of life. Human tendency of non seriousness in context of time usage planning makes it a important element as without this fact success seems a distant dream. Smart management of time guarantees for desired success and recognition almost in all aspects of life.</p><p>Unfortunately, it is human nature to waste time. It is true that some people naturally have good time-management skills, having developed good techniques for managing themselves and their time. But others have developed poor habits related to time. Needless to say, most people do not like to proclaim or admit these kinds of weaknesses. What are some of the things that I should be doing in order to be successful with money?”</strong></p><p>Being smart with money is not hard once you learn and start practising some basic financial principles. After many years of being financially clueless, I was able to completely turn around my money situation once I discovered the secrets of financially successful people.</p><p>These revelations came after years of reading books about money, searching the Internet, watching financial television shows and interviewing wealthy persons. Based on my research and personal experience, there are three things you need to focus on: managing the money you already have, multiplying money for growth, and maintaining your money to last throughout your life and beyond.</p><p><strong>Managing Your Money</strong></p><p>The foundation of money success lies in learning about budgeting, which teaches you how to control your spending and make prudent choices with your money. A proper budget will indicate how much money you need to earn every month to pay for your needs without borrowing.</p><p>While you may have already heard about the need to save for a rainy day, you may not know an even more important success principle of saving. Passive income opportunities can give you an earning capacity without limits. For those who desire to be wealthy, it’s vital to learn how to create cash cows and leverage the work of others.</p><p><strong>Maintaining Your Money</strong></p><p>Making and managing money is one thing, preserving what you have is even more important. The reality is that sometimes your financial plans don’t always turn out the way you would want. You have to learn how to manage investing and personal risks to ensure that your money is protected and your goals are achieved.</p><p>Many persons have enjoyed their youth without giving a thought to what will happen when they can’t, or don’t want to work anymore. </script></div><p>With the price of homes becoming more and more affordable, Brewer Caldwell has seen an increase in the amount of homes being sold each month. In fact some reports showed an increase in the average price of homes sold from March to April, which we have not seen in a couple of years now. Granted the increase has only been in certain areas as others are still decreasing. My point in bringing these things up is that people have started buying again. Even with all the negativity around the Real Estate market, home prices make sense right now. The smart ones realize this and are taking advantage of the down market.</p><p>Who are the smart ones buying homes right now? While there are a lot of primary residences being purchased, the experts are saying that 40%-60% of the homes being purchased are for investment purposes. This appears to be pretty accurate, as Brewer Caldwell has experienced a high volume of calls from investors looking to buy homes. Not only are seasoned investors getting back into the Real Estate market, there are a lot of people looking to buy their first investment home. While buying an investment home can be a scary thing, the best thing an investor can do is higher a Property Management Company.</p><p>Property Management is where the rubber meets the road with Real Estate investment. Investors should begin looking for a property management company before they even begin to look at homes. There are a lot of sales agents out there who will tell you whatever it takes to make a sale. While no Property Manager can predict the future, they can help set the correct expectations that will allow the investor to make the smartest investment.</p><p>The search for an investment home can be a fun and exciting time. Closing escrow on the home is usually when the stress begins. There are a lot of things that come with purchasing a home that most investors don’t think about. Was the property registered as a rental with the county? How long is this home going to take to rent and how much will it rent for? Should I accept pets? How much security deposit do I ask for? What if my tenant does not pay? A good Property Manager will know the answer to all of these questions and even bring up more that need to be considered.</p><p>It may sound easy to place a tenant and start collecting rent each month, but there is a lot more involved with managing an investment home. </script></div><p>I have learned that not all time is the same quality. In times when I am very alert, rested, focused and efficient, I can be three to five times as productive as other times. My goal is to have more of these highly productive hours.</p><p>This harkens back to Stephen Covey&#8217;s Seventh rule of Highly Effective People &#8211; sharpening the saw. The vignette is of a wood cutter who is desperately sawing at a huge tree. A passerby asks the woodcutter why he does not sharpen the saw so he can cut more easily and quickly. The woodcutter replies, I don&#8217;t have the time, I have to cut the tree down.</p><p>Lately my life has been like that of the wood cutter. I have spent too much time sawing and not enough time sharpening the saw.</p><p>So my exercise today is to figure out what things sharpen the saw for me and plan to put those in my days and weeks first. Then allow the wood cutting to take the other time as opposed to the other way around. I call this Reverse Planning. Rather than planning what I have on my to do list and trying to get that done, I plan my down time and deliberately work to get that done.</p><p>This exercise is particularly good for highly driven people. Highly driven people tend to feel guilty if they are not working. So good things to put on the list are things that make you feel a bit guilty. Most of what I put on my list are things that I like to do a lot and if left unchecked would likely do too much.</p><p>For me, I think the following are my ways of sharpening my saw:</p><p>1 &#8211; Sleep. I tend not ove<div

src="http://d3j8p5ii4twsdt.cloudfront.net/wp-content/uploads/cc/stress132.jpg" title='stress' alt='stress' /></a></div>rsleep. I have pushed myself so hard for so long, I am not really sure how much sleep might help me be more productive. I am going to schedule 6-7 hours per night to see if that helps productivity.</p><p>2 &#8211; Exercise. I become resentful when I push so hard that I do not have time to work out. I will schedule one hour workouts 5 days per week and 2-3 hours once per week. For me this is also tied to sleep. If I push too hard, I end up choosing between sleep and working out. Not good.</p><p>3 &#8211; I will allow time for a 15-20 minute walk each evening. I find this clears my head.</p><p>4 &#8211; Tidying and Organizing. I know I like my environment more and am more productive if things are neat. I will schedule an hour per week plus 10 minutes per day on that.</p><p>5 &#8211; Social time. I will schedule a couple of evenings per week of social time.</p><p>6 &#8211; Intellectual challenge. I will play bridge, chess or sudoko 5 hours per week. (this tends to be guilt time for me as I enjoy it too much)</p><p>7 &#8211; Reading for pleasure. I will schedule a few hours to read for pleasure.</p><p>My list is not yet complete. I am still working on it.
